If there’s one question I hear more than almost anything else, it’s this:
“Jacqueline, how much is a new roof going to cost me?”
And I completely understand why homeowners ask. Nobody wakes up on a Saturday morning, pours a cup of coffee, looks lovingly at their house and says, “You know what sounds fun? Spending money on a roof.”
Unfortunately, roofs don’t care what you had planned for your checking account.
So, how much does a roof replacement actually cost in East Tennessee?
The answer depends on your home, your existing roof, the materials you choose, and what we find underneath those shingles. But understanding what goes into the price can help you recognize a fair roofing estimate—and avoid unpleasant surprises.
First, Size Matters
Roofing contractors typically measure roofs in “squares.” One roofing square equals 100 square feet of roof surface.
And your roof size isn’t necessarily the same as your home’s square footage. Pitch, overhangs, garages, porches, valleys, dormers, and roof design all affect the amount of material and labor required.
A simple ranch-style roof is generally less expensive to replace than a steep, complicated roof with more twists and turns than I-40 during Knoxville rush hour.
Your Roofing Material Makes a Big Difference
Architectural asphalt shingles remain one of the most popular choices in East Tennessee because they offer a good combination of durability, appearance, and affordability.
Metal roofing generally costs more upfront but can provide a much longer service life when properly installed.
Premium shingles, specialty materials, upgraded underlayments, and other options can also increase the investment.
My advice? Don’t automatically choose the cheapest material.
Your roof protects practically everything you own. There are plenty of places to bargain shop. The system keeping Tennessee thunderstorms out of your living room probably shouldn’t be one of them.
What’s Under Your Shingles?
Here’s where roof replacement estimates can sometimes change.
We don’t have X-ray vision.
Once the old roofing material comes off, we can properly inspect the decking underneath. If water has been getting through for years, some wood may be rotten or damaged and need replacement.
That’s why homeowners should ask contractors how decking replacement is handled before signing a contract.
At Tony’s Roofs, we believe those conversations should happen upfront—not halfway through the job when your roof is already sitting in the dumpster.
Don’t Forget the Rest of the Roofing System
A roof replacement isn’t simply ripping off old shingles and putting pretty new ones down.
A properly installed roofing system can include underlayment, drip edge, ice and water protection where appropriate, starter shingles, flashing, pipe boots, ridge ventilation, ridge cap shingles, fasteners, and other components.
Those little details matter.
You can buy the best shingles available and still end up with leaks if the system underneath them is installed incorrectly.
Labor, Pitch and Accessibility Affect Price Too
A steep two-story roof is more difficult—and more dangerous—to install than a low-slope, single-story roof.
Accessibility matters too.
If our crew can easily access your property and position equipment near the house, that’s different from carrying materials around fences, landscaping, steep hills, or other obstacles.
East Tennessee homeowners know all about hills. Around here, sometimes the driveway itself deserves a climbing harness.
Be Careful With the Cheapest Estimate
I always encourage homeowners to get educated before choosing a contractor.
If you receive three roofing estimates and one is dramatically cheaper than the others, ask why.
Are they licensed and insured? What materials are included? Are they tearing the old roof off? What underlayment are they installing? How are flashing and pipe boots handled? Is cleanup included? What warranties come with the job?
A cheap roof that needs repairs two years later wasn’t cheap.
It was expensive with a payment plan you didn’t know you signed up for.
So, What’s YOUR Roof Going to Cost?
The only responsible way to answer that question is to actually inspect and measure your roof.
Every home is different.
